Houses Built for the Island

Spray Foam Insulation on Pensacola Beach deals with houses that face more weather than almost anywhere else in the area. The community sits on Santa Rosa Island, a low barrier island between the Gulf of Mexico and Santa Rosa Sound, with Gulf Islands National Seashore on either side. Hurricane Ivan destroyed more than 650 homes here on September 16, 2004, and Sally in 2020 brought storm surge and more than 20 inches of rain. Many of the houses standing today were rebuilt or heavily repaired after those storms, and many sit high on pilings.

Leasehold land

Pensacola Beach is unusual: the land is leased rather than owned. A 1947 federal deed requires the island's land to be leased in the public interest, never sold, and the Santa Rosa Island Authority leases it to homeowners on 99-year renewable leases. That does not change how insulation is installed, but if your project touches the outside of the house, check whether the SRIA needs to review it.

Floors open to the wind

A house on pilings has its floor exposed to outdoor air from below. In summer that air is hot and humid; in a winter cold snap it can be chilly. Closed-cell spray foam on the underside of the floor deck seals the floor and insulates it, and it does not absorb water the way batts do. Anything installed below the lowest floor in a flood zone has to meet flood-zone rules, so we check the protection or covering the floor needs with you and your builder.

Attics and rooflines

Beach houses often have complex rooflines, vaulted living areas and ductwork in tight attics. Foam on the underside of the roof deck can seal those spaces and bring the ducts into milder air. Where there is a regular attic floor, sealing and blowing in to depth is often the simpler choice.

Salt air and the attic

Salt-laden wind on a barrier island finds its way into attics through soffit and ridge vents, and in a humid climate that air carries a lot of moisture. Some island owners choose a sealed attic with foam on the underside of the roof deck so the ductwork and air handler are no longer bathed in hot, salty air. Others keep the attic vented and seal the ceiling below it, which costs less. We look at the roof framing, the duct runs and any signs of past leaks before recommending either. If the roof was replaced after Ivan, Dennis or Sally, we also check that the insulation above the ceiling was replaced and not just left in place after getting wet.

Rentals and second homes

Many island homes are rentals or second homes. We can meet a property manager or work around guest bookings, and the cure time for interior foam (HomeGuide advises 24 hours or more) gets built into the schedule.

  • Hurricane Ivan. Ivan devastated Pensacola Beach on September 16, 2004, destroying more than 650 homes (Wikipedia).
  • Hurricane Sally. Sally in 2020 brought wind damage, storm-surge flooding and over 20 inches of rain, and destroyed a section of the Pensacola Bay Bridge (Wikipedia).
  • Code zone. Escambia County is in IECC Climate Zone 2A (OpenEI); the 2023 Florida energy code lists R-38 ceilings for Zone 2 (Insulation Institute).

Pensacola Beach Questions

How do you insulate the floor of a house on pilings?

Closed-cell foam on the underside of the floor deck seals and insulates it, and it resists moisture. It is then protected or covered as the design and flood-zone rules require.

Do I need SRIA approval for insulation work?

Interior insulation usually does not change the outside of the house. If the project includes exterior changes, check with the Santa Rosa Island Authority first.

Can you work around rental bookings?

Yes. Tell us the open dates, and we will plan the work and the cure time around them.

Should storm-damaged insulation be replaced?

If it got wet, usually yes. Wet insulation in a humid island house rarely dries well and can grow mold. We remove it, let the framing dry and reinsulate.

Is a sealed attic a good idea on the island?

It can be, especially when ducts and the air handler are in the attic and exposed to hot, salty air. It costs more than sealing the ceiling, so we price both.
